About the project

On the grounds, four apartment houses are being built, together with a Commercial Service Centre, and a Wellness and Thermal Centre.

About the building

The buildings are orientated towards Lake Balaton. Due to the fact that the terraces of the apartments overlook Lake Balaton, the building broadens in Southern direction. Car parking, approachable from two sides, will be created along the Southern border of the grounds, a porter's building will be located by the entrance, underneath it, a parking garage will be formed. The whole area will be fenced. A beautiful square will be located between the baths, and the commercial centre, serving as a centre for the holiday resort.


PRESENTATION OF HOUSE „B"

The entrance to the apartment complex is located on the Southern side of the building. Separated storage spaces will be created on the basement level. The basement garage will be located here as well. In accordance with general storey structure, the apartments are located along a large middle corridor. Two lifts (of which one services ground floor to 7th floor, the other basement to 8th floor) and a stairwell will also have a place in the building.

The investor realises the construction of the buildings in accordance with the technical, commercial, and quality requirements outlined in the project documentation. Concerning the utilised materials, installations and tools, the Hungarian standards are to be regarded as obligatory. In case of a lack of these, international European technical-, safety-, life-, property-, accident-, health-, fire-, environment-, quality assurance and hygiene norms are obligatory.

The investor hands over the property, together with a protocol, in which he explains the use of the installations to the buyers (i.e. the operator).


PLANNED EXTERIOR ELEMENTS OF THE APARTMENT COMPLEX:

- Doors and windows: PVC doors and windows with increased insulation properties and nominal dimensions.  
- Inside and outside, artificial stone breast-work.

- Walls 30 cm, respectively 24 cm thick Ytong walling elements, issued with norm heat insulation system. The inner walls are 10 cm thick brick wall systems.

- Terrace railings: Cylindrical steel railings and 4+4 mm glued safety glass.

- Tiling: The stairwell and communal spaces are tiled with ceramic flooring tiles with an 8cm wall edge.

- Floor tiling of the balcony from frost-proof ceramic tiles.

- Entrance doors: Safety door.

The forming and building in of the above-mentioned materials, structures and installations are based on the choice of the investor.

LAY-OUT OF THE APPARTMENTS:

- Entrance doors to the apartments: Burglar-proof sound-blocking PVC security door with two latch locks, optical spy-hole, stainless steel threshold and other safety features. All of these doors are beech-coloured and are non-changeable.

- Inside doors: Door colours to be chosen from beech, cherry, oak or white colour. These can be viewed at the investor's. Aluminium door handle with circular rosace. Choice is subject to dead-line.

- Interior tilling:
The chooseable products can be viewed at the distributor, determined by the investor. Choice is subject to dead-line. Unit prices taken on by the investor:
- Flooring tiles 3.000,- Ft/m2 gross, glazed tiles 2.800,- Ft/m2 gross, ceramic flooring tiles as signalled in plan, with 3mm wide grout.
(tiling in the bathroom and toilet up to 200 centimetres, in the kitchen a band of 60 cm, between 90cm and 150cm, over the stove 30 cm high and 60 cm wide with 3 mm wide grout). Individual requests are carried out by the investor, following agreed and accepted price offer. 
- Other flooring can be chosen from 5 colours determined by investor, the price being 2.000,- Ft/m2 gross. The price includes counter-laths and felting.
- The above-mentioned prices also include the T-mouldings which are used under the interior doors and at changing areas between e.g. tiles and laminated flooring. These are chosen by the investor.

- Exterior tiling:
Floor tiling of balcony from frost-proof non-changeable ceramic tiles.

- Painting: Double painting of the plastered walls with white dispersion-based paint.

- Electric network:
In accordance with Hungarian regulations, an electric plan was drawn up. This plan contains the number of fittings and their location. The plan cannot be altered.

In the apartments a distributor and switch panel are installed near the entrance. There will be no lights installed in the apartments, only the connection points. The brand of the fixtures is Legrand (switches, power points).

In the bathroom there will be one ceiling lamp connection, and one light fixture connection point, the rest of the spaces will have one ceiling connection point, the kitchen will have an extra light fixture connection point, above the sink on the side-wall.

The switches, power points, cable television-, telephone-, and alarm fixtures, and their location are based on the electric plan.

Entry phone with call-up, and door opening function.

In accordance with the chosen flat, the apartments' toilet's and bathroom's ventilator is operated with a switch outside, on the wall (except for where the toilet and/or bathroom has a window).
Further connection points:
- Washing machine connection point: 220 V electricity, and water and sewage connection points.
- Sink connection point: cold and warm water and sewage connection points
- Dish-washer connection point
- Electric cooker and extracting fan connection points. (The cooker and oven can only be electric!)

- Sanitary:
The following products are ensured by the investor, as mentioned in the planning:

- Alföldi porcelain no. 4163 wash basin, white
- Kludi Logo-Mix wash basin tap
- Kludi Logo Mix sink tap
- Kludi Logo Mix bath tap
- 170x70 Kaldewei acrylic bathtub, white
- Alföldi monoblock porcelain toilet bowl, white, toilet seat and lid, white

- Heating-, cooling-, and gas installations (non-changeable)

Every single apartment's heating and cooling system can be regulated and gauged individually. Heating is ensured by the central boiler-room on the top floor, cooling by the cooling installations also located here.

We planned to install fan coil equipment which is in accordance with the thermal load of the cooled areas. In the cooled and heated areas (except the bathroom), a thermostat connected to the fan coil equipment regulates the temperature (on-off switch, speed of fan). Per unit, one thermostat is being installed. The fan coil equipment will be installed in the parapets. Heating for the bathroom is ensured by towel radiators.
Individual hot and cold water gauges, electricity meter, and calorimeter (heating and cooling separately).

- Kitchen furniture
The carpenter will make a specification for every single apartment. The included sink, dish-washer, refrigerator, hob, oven and extracting fan cannot be altered. The kitchen furniture is either MDF foil type, or frame type, the colour can be chosen from 5 possibilities, handles and counters also from 5 options. Choice is subject to dead-line. The electric hob, oven and extracting fan will be built into the kitchen furniture, the type of these is non-changeable.

THE BUYER'S CHOICE

The tiling, sanitary, and interior doors can be chosen freely from a selection determined by the investor. These choices are subject to a dead-line. Additional cost resulting from the choice have to be settled by the buyers within three days.

In case of the parameters, where a choice for the buyers could not be ensured, building-in is based on the choice of the investor.

The mentioned distributors can be changed by the investor in the course of the execution.

Concerning the appliances, doors, windows and tiling, restitution is not possible if the order is of a smaller amount. In case that the buyer ensures these, the restitution is 80% of the given price, but the investor does not give a guarantee on these products. A price offer is given for the installation of these. Restitution within 15 days of payment of total purchase price of apartment.

During execution, the investor can deviate from the given technical content. The investor is entitled to freely apply technical solutions of the same quality. Changes required by the purchasers, that are in conflict with the permitted plans, will not be carried out by the investor.

The prices of the apartments do not include the following:
- The price of lamps inside the apartments
- Built in wardrobes, shelves, furniture indicated on the floor plans, etc.
- The price of rolling shutters.
